Inspection time will vary depending on the size, age, and condition of the property. Most residential inspections typically take between 2 to 4 hours. Larger or more complex properties may require additional time.

Clients are welcome to attend the inspection, although it is not required. Attending can provide additional context and allow for discussion of findings in real time; however, all findings will be clearly documented in the final report.

Inspection reports are typically delivered within 24 hours of the inspection. In many cases, reports are delivered the same day, depending on the scope and complexity of the property.

A residential inspection consists of a visual, non-invasive evaluation of readily accessible systems and components in accordance with the InterNACHI Standards of Practice. This includes major systems such as roofing, electrical, plumbing, HVAC, structural components, and interior elements.

Inspections are limited to visible and accessible areas at the time of inspection and do not include destructive testing, code compliance, or guarantees of future performance. Certain specialized services, such as mold assessments, sewer scope inspections, or pest evaluations, may require additional services.

Yes. Wind mitigation and four-point inspections are available and are often performed together to meet insurance requirements efficiently. These inspections are documented on the required forms for submission to insurance carriers.

Yes. Commercial property inspections and thermal roof surveys are available. These services are tailored to the specific property type and scope of evaluation required.

Thermal imaging utilizes infrared technology to identify temperature variations that may indicate underlying conditions such as moisture intrusion, insulation deficiencies, or electrical irregularities. It may be used as part of an inspection or as a standalone service when additional insight is needed.

Certain specialized inspections, including sewer, septic, wood destroying organism (WDO), and mold or air quality assessments, may be performed by qualified third-party specialists. When applicable, these services are coordinated through Beyond Property Inspections to ensure proper evaluation by appropriately licensed professionals.
